Scenario
You’re working for Azure Beach Realty Group (ABRG). ABRG is a small to medium-sized agency. Its operations include residential property management and sales. ABRG also has a small portfolio of commercial and industrial properties. Real estate operations are conducted in the same office where the property managers and sales staff can interact.
A complaint in relation to the marketing of the property, has been made by Theresa Nguyen whose property was under contract for sale by ABRG. Joe Fairmont, a former employee, was responsible for the marketing of Theresa’s property.
Theresa felt that Joe did not act in their best interests when marketing her property for sale. This included falsely claiming that the kitchen was new, retouching photos to reduce the height of trees at the front of the property, and not listing the features and benefits correctly.
You feel that this complaint could cause negative publicity for ABRG. To address this issue, you want to show your manager how an effective marketing and communication approach can be used to attract and engage potential clients and the community.
In Assessment 2, you’ll create profiles for the agency, yourself and a property, using different
marketing methods for each. The profiles may be displayed on the company website or printed, so they may be written documents with photos, video with dialogue, or other appropriate formats.
Before you can create the profiles, you need to develop and recommend a marketing and communications approach to help you discuss your ideas with your manager.
Part 1: Prepare a report on marketing and communication
Respond to the questions below to write a report that discusses the marketing and communications approach. For some answers, you may use your own workplace context and your own report structure or you may refer to the simulated real estate agency, Azure Beach Reality Group (ABRG). Include all your research references at the end of the report.
1. Introduction
1.
From the scenario above, outline two expectations
that the client believes Joe should have provided in relation to the marketing of the property. (30-40 words)
1. Mislisting the advantages and characteristics
2. Misrepresenting the kitchen's cleanliness and newness when it turns out that it isn't.
2.
From the scenario above, did Joe breach any ethical considerations
? If so, identify two breaches? (8-12 words)
Joe's behaviour did indeed violate ethical principles. Joe made a fraudulent statement claiming that Theresa's kitchen was brand-new.
3.
List two risks the agency
could face due to Joe’s poor marketing and communication practices. (8-12 words) Since Joe's inadequate promotion Theresa's complaint identifies occasions in which Joe misrepresented the property, potentially harming ABRG's standing as a dependable and trustworthy real estate company. This can also result in brand loss and reduce business in sales. 4.
Identify two strategies that could minimise or avoid
the above risks in the future. (10-20 words)
1.
Employ educated people and high professional human relations 2.
Create a thorough quality control procedure for all marketing materials related to
real estate.
2. Justification
1.
Provide two purposes for: (25- 30 words)
an agency profile
