Hotels are more likely to install balanced pressure anti-scald valves than thermostatic valves or balanced pressure/thermostatic valves. Balanced pressure anti-scald devices must be set properly upon installation and may need to be adjusted over time. As with many safety devices, ongoing maintenance is essential for proper operation. 9. How do legionellosis outbreaks occur? What steps can hotels take to prevent outbreaks? The steps hotels can take to prevent and treat an outbreak of legionellosis vary depending on the specific building system or possible source being treated. One challenge is the common recommendation that hot water systems be operated in excess of 140°F (60°C). This, however, creates a safety concern related to scalding temperatures. The fact that equipment and systems can rather quickly become re-infected presents further challenges. various guidelines have been prepared to help building operators deal with Legionella.35 Strict attention to these guidelines can help reduce the possibility of disease outbreaks. 10. What indoor air quality issues are of concern to hotels? Carbon monoxide poisoning and Legionella are part of a potentially larger area of concern related to indoor air quality (IAQ) in commercial buildings. IAQ has become a subject of increasing attention in the lodging industry in the last few decades, perhaps beginning when hotel operators recognized the need to provide no-smoking guestrooms. Today, for instance, entire hotels have been designated no- smoking buildings, and IAQ issues now include mold and mildew, as well as volatile organic compounds in newly installed indoor finishes and furniture. In addition, hotels seeking certification from organizations such as LEED will need to address IAQ considerations. 11.
