ASSIGNMENT 2 DESIGN BUILD
Scenario 1:
A small rural municipality has a town library to be built in the coming years.
1. As a construction manager, which project delivery method would you use to address each project
scenario and why?
As a construction manager, I would use the design-bid-build project delivery method to address
the challenge of building a library in the above-mentioned scenario.
WHY?
The architect and contractor are consulted independently by the owner under this process,
which is regarded as the traditional project delivery method.
Because the architect and the contractor operate independently, there are more risks
involved.
Using this system, bids are submitted by contractors in an effort to secure the contract.
2. State the most appropriate time and circumstances to use each of the above project delivery
methods. State two considerations before choosing each project delivery method.
Appropriate time and circumstances:
• This method is employed when a project is simple to execute and doesn't
require special
expertise from subcontractors.
Its duration is longer.
Competitive bidding promotes a fair process by helping to keep project costs under
control.
Consideration for choosing this project delivery method:
Due to the fact that this technique follows a highly step-by-step procedure from designing
to the bidding phase to the planning and specification to the CONSTRUCTION OF THE
PROJECT
3.
Identify/propose two additional typical scenarios where the project delivery
Method can be applied.
ROGERS BUILDING in CANADA followed the Design-Bid-Build method.
Other scenario is the AL MAKTOUM INTERNATIONAL AIRPORT which is located in
Dubai
4. Suggest the type of owner that would have a preference for the project delivery method.
I would recommend choosing an owner who is knowledgeable about building and has
previous expertise since this person would be better able to help improve the facility's
design to suit the demands of the end customers.
5. advantages and disadvantages
ADVANTAGE
DISADVANTAGE
Each job is more obvious, which increases
openness.
Linear scheduling is susceptible to delays,
particularly in the beginning, which can have
an impact on the entire project lifecycle.
It has a distinct line of demarcation between
the contractor and the architect for the task.
long procedure
Owners may compare offers and select the one
that best suits their project's budget.
communication is restricted since the architect
and the contractor are not together.
Owners can offer suggestions throughout the
process, particularly during the design stage.
The team is unaware of the contractors during
the documentation process.

Scenario 2:
A provincial government has a 5km section of a highly used highway to be reconstructed
because of the damage by a recent earthquake.
1.
As a construction manager, which project delivery method would you use to address each
project scenario and why?
In the aforementioned situation, I would like to use the
Design-Build
project delivery
method to address the issue of reconstructing a highway
Because everyone works towards the same objective under the DB technique, the process is fairly
sequential. The following list is in chronological sequence, beginning with:
1. choosing the team
2. Planning phase of the project
3. design phase
4. guaranteed maximum price
5. Completing the construction
This technique reduces the burden and dangers placed on the owner by enhancing
collaboration.
Even though it takes more time, this project delivery method aids the owner in
maintaining attention on other crucial duties.
2. State the most appropriate time and circumstances to use each of the above project
delivery methods. State two considerations before choosing each project delivery method.
Appropriate time and circumstances:
The project must be completed using a team effort according to this method.
Because the owner doesn't understand the building process, he seeks to minimize the risk
by hiring a prime contractor
Consideration for choosing this project delivery method:
Design-build is a rapid method in which the phases are carried out simultaneously rather
than sequentially.
3. Identify/propose two additional typical scenarios where the project delivery method can
be applied.
A potential investor who has no prior experience with building but wants to
contribute to the development of a mall for commercial use.
The construction of a condominium for both residential and commercial use
4. Suggest the type of owner that would have a preference for the project delivery method.
In this process, the owner has very little to no expertise in the building industry.
Consequently, putting the
construction manager at risk
of taking on the entirety of the
obligation, therefore assuming the risks associated with the project.
5. Advantages and disadvantages of the project delivery method.
Advantages
Disadvantages
The project's total duration is reduced by
merging the design and construction phases,
which results in a speedier project completion.
The project's owner will be less involved in the
entire phase of the project
The costs of the project can be estimated
Because there is no bidding, owners are unable
to choose the price on their own, which leads
to exorbitant pricing.
Owner needs less expertise rather all the
expertise needed on the project will be
employed by the prime contractor
Given the short project deadline, there is little
space for creativity and innovation.
less disagreements between the architect and
the builder.
High payments may result from design
flexibility.
