Supervision This is an unsupervised, take-home assessment. Your assessor may ask for additional evidence to verify the authenticity of your submission and confirm that the assessment task was completed by you.
Assessment feedback, review or appeals In accordance with the TAFE NSW policy Manage Assessment Appeals, all students have the right to appeal an assessment decision in relation to how the assessment was conducted and the outcome of the assessment. Appeals must be lodged within 14 working days

This task is designed for you to demonstrate your understanding of establishing and managing tenant relationships. Lance Kawalek (1/20 Short Road, Wollongong) has approached Azure Beach Realty Group to find a suitable tenant and take care of the ongoing management for his property. Lance’s selection criteria for the tenants as follows:

No bad records in previous rental history •
Sufficient current income •
Currently employed •
No pets •
Not smoking You inspect the property (Appendix 1) and find it is a modern 2-bedroom unit in a large block of 20 units, located near the University on the outskirts of the town centre. The modern unit is in excellent condition with a large balcony and a double garage, within walking distance from the TAFE and Wollongong University. You undertake a physical inspection of the property and estimate a reasonable rent for the type of property is $450.00 per week. Lance has authorised you to spend up to $2,000 per six months on repairs and maintenance. Lance has requested not to have any pets in his property and has mentioned that for a property of this type, a professional couple would be preferable. Lance has asked that he is contacted before any repairs being carried out on the property and has given you no authority to spend any money on repairs and maintenance. The initial term of the tenancy is 12 months. You hold your first inspection for the property on Saturday 18/7/20 and receive three applications from prospective tenants. Details are as follows: 1.
Harry (22) and Lani Cole (25) have two children, aged 4 and 6. They spoke to the receptionist at the agency on the 14/7/20 and provided their phone number as 0404556677. Harry works at the local Woolworths as a store manager and Lani is a part-time childcare worker. They provided their current employers’ names as referee in the application form. The local Woolworths’ Manager is David Broun and the Manager of the Childcare is Susan Wales.
