Introduction The requirements of NSW Fair Trading to make application for a Class 2 Real Estate Agent’s Licence or a Class 2 Stock & Station Agent’s Licence is to complete a module in relation to the management of property. This module contains four (4) nationally recognised Units of Competency taken from the CPP41419 Certificate IV in Real Estate Practice qualification. The purpose of each of the four Units of Competency are detailed below. If you wish to examine each of the Units of Competency in more detail, you can find them at www.training.gov.au and you simply enter in the Unit code to locate the full explanation of the Unit, including the elements, performance criteria and assessment criteria for each of the Units. CPPREP4121 – Establish landlord relationships This unit specifies the skills and knowledge required to establish landlord relationships to support property management. It includes establishing an agreement with a landlord to provide residential property management services and maintaining the relationship including keeping records of interactions with landlords. CPPREP4122 – Manage tenant relationships This unit specifies the skills and knowledge required to establish tenant relationships in property management. It includes responding to enquiries from tenants, establishing details and profile of potential tenants, matching tenants with properties, aligning landlord and tenant expectations, managing relationships and maintaining records of interactions. CPPREP4123 – Manage tenancy This unit specifies the skills and knowledge required to manage a tenancy. It includes timely and effective communication with tenant, landlord and other stakeholders and the management of rent payments, arrears, routine inspections, repairs, maintenance, tenancy renewals, rent increases and tenancy agreement breaches. CPPREP4124 – End tenancy This unit specifies the skills and knowledge required to finalise a tenancy. It includes determining circumstances in which tenancy agreements may be ended, processes and documentation to end tenancy agreements, processes to re-let property and issues that may arise from termination of tenancy agreements. © Australian College of Professionals Page v Residential Property Management Version 1 ~ 2020:03 Australian College of Professionals
Assessment If you are completing this module in the face-to-face mode, in order to be assessed as competent for this module you will need to participate and complete all classroom based activities and assessments – and your trainer will keep a record of your participation. If you are completing this module online, the “in-class” activities are included as additional assessment tasks for completion through the student portal. The tasks and projects have been designed in order for you to demonstrate that you have the skills and knowledge to apply agency policies and procedures and relevant legislative requirements and use effective communication skills within a strata management agency environment. You will need to complete all assessment tasks and upload these to ACOP through the Student Portal no later than 8 weeks from commencement of the program. Instructions for completing and submitting your assessments can be found on the Student Portal for this specific program. The assessment is completed online. If you are completing your training program through attendance at face-to-face training, an email will be forwarded to you on the final day of the training program providing you with access to the online assessment. Completing your assessment The assessment for this training program is competency-based. This means that you will need to show that you are able to apply the knowledge and skills you gained in the course to a strata specific workplace. If you are not currently working the strata sector, you will be asked to use either your work experience or research an organisation. If you have any difficulty doing this, please contact your Assessor. All assessment tasks and activities must be your own work. You will need to reference any information that you have used. Please refer to the Participant Handbook for policies relating to detection of plagiarism. To complete the assessment, there are three steps: 1. Online questions and tasks 2. Completion of documentation based on scenarios – you will need to download the forms, complete them by typing directly into the fillable forms, and then upload them as part of your assessment. 3. Once you have completed steps 1 and 2, you will be directed to complete the online Participant Declaration, which advises us that you have completed your assessment and it is ready for marking. © Australian College of Professionals Page vi Residential Property Management Version 1 ~ 2020:03 Australian College of Professionals
Assessment Support If at any time, you require assistance with any aspect of your assessment, please contact the College and you will be put in contact with an appropriate trainer/assessor. To contact the College, either telephone during business hours on 1300 88 48 10 or sending an email to enquiries@acop.edu.au . An assessor will be in touch with you during business hours, as soon as possible. Module Development This training manual has been prepared by strata professionals, solicitors, performance psychologists, accountants and business specialists, who have ensured that the training in this area is practically based and underpinned by extensive theoretical information. Specific thanks and gratitude is extended to Rosemary Saaib, Senior Trainer and Assessor with ACOP, who has developed the content, structure and assessment for this program. NSW Fair Trading Application Once you have been assessed as “Competent” for this training module, you will be forwarded an Assessment Outcome Acknowledgement. This is not a Statement of Attainment or an Academic Testamur and you cannot use it to make an application to NSW Fair Trading. Once you have completed all of the eighteen (18) Units of Competency required for the issue of the CPP41419 Certificate IV in Real Estate Practice qualification, you will be issued with an Academic Testamur and a Certificate of Completion which you will use to make application for a Class 2 Real Estate and/or Stock & Station Agent’s Licence. This is done by submitting an application online. As part of your online application, you will need to upload the Academic Testamur and the Certificate of Completion that you receive from ACOP as part of your application. You will also need to upload evidence of your personal identification. You will also need to provide your credit card details for payment. When ACOP sends you your final Academic Testamur and the Certificate of Completion, you will also be forwarded the link to the online application through NSW Fair Trading. Recognition of Prior Learning If you feel that you are already competent, you should contact your trainer/assessor immediately to discuss how you can demonstrate your competence other than completing all the assessment tasks and projects. One way you can do this is to apply for Recognition of Prior Learning (RPL) or Recognition of Current Competence (RCC).
