The phase two contracts are used typically when there is an opportunity for the owner to start the construction before the final designing of the project has been done, which helps in saving a significant amount of time. In comparison with the conventional contract in which the owner contracts separately with the designer and contractor for designing and construction; the phase two contracts combines both the aspects under a single contract. The phase two contracts are also termed as the single source or sole source contracts. In case of any problem or risks associated with the project, the owner discusses and works with the single source for resolution and approval of the solution. Such type of contracts is often preferred for fast-tract projects so that the return on investment can be obtained sooner.
