John Radar is the Facilities Manager for a sporting complex (i.e. at an aquatic centre).
He received complaints that the place is very dark at night just when everyone is about
to go home. He realised that this was not the first time he had received a complaint such
as this one.
He called his maintenance supervisor, Paul, who told him that
he would check on this shortly. The supervisor (Paul) did a
check two days after the request. He then returned to the
Facilities Manager to say that they would need to purchase 30
light bulbs. John then informed Paul that he should call the
electrical supplies store to secure the bulbs.
John later obtained the bulbs and then mobilized the electrical
team to change them.
Persons may commend John for quickly carrying out his managerial duties. Depending
on the lens this task is viewed from, we can say that he performed this operational FM
task well. However, could the Facilities Manager have done more to add business value
to the organization? Consider the following questions.
1. How could the Facilities Manger have performed this task or integrate this as
part of the strategic function of an FM Manager?
2. What are some tactical projects that could have been initiated because of this
complaint?
3. Identify the traits of the FM manager that indicate a project management and an operational management mindset and give reasons for your observations.
