5. Conceptual Cost Estimate For conceptual cost estimation, we used three different approaches. The first approach is a broad estimate that directly utilizes the unit cost per square foot from Canadian Cost Guide for Montreal in 2023. The second approach is using the sample cost unit for Calgary in 2019 and adjusting its cost based on the location index, size adjustment factor, time adjustment factor, and interest rate factor. The average unit cost for Single-Family Residential with unfinished basement in Calgary in 2018 ¿ Maximumunit cost + Minimumunit cost 2 = 115 + 150 2 = $ 132.5/ sqft Therefore, total cost of the said residential building = $132.5 sqft. X 6000 sqft. = $795,000. Time adjustment factor = 6. Elemental Cost Estimate For elemental cost estimation, we used the sample project of Calgary in 2019 that mentioned in the second approach for conceptual cost estimate. By using the ratio to gross floor area (GFA), we were able to calculate the cost of each element and used it in our project to estimate the total cost. We also applied time adjustment factor to estimate the cost in 2023 instead of 2019. Methodology: For the following analysis, the characteristics mentioned above were introduced into RS Means Software online, which provided a total cost of the building as well as the distribution of costs within each element of the enclosure. For each element, a list of assemblies was given (Sub-elements). It is important to mention that due to the fact that this project was a multifamily building, some of the assemblies were not compatible with a regular residential project (single- family). In consequence, sub-elements such as elevators, were deleted while some of them were adjusted, for example: Excavate and fill, 10,000 SF, 8' deep, sand, gravel, or common earth, on site storage was changed to Excavate and fill, 1,000 SF, 4' deep, sand, gravel, or common earth, on site storage. As a result, this estimation was close in characteristics to a single-family house and similar to the project for which the elemental estimation is intended.
