Max Schneider Southern New Hampshire University FIN-250 October 1, 2023 5-4 Milestone Two Purchasing a house is a goal that I have had for many years now. I have talked with realtors and have come very close to purchasing. What gets me is not seeing or understanding how the pre-approval and payment calculation goes. In this module we broke down the mortgage rate based off of our monthly salary and the other aspects needed for purchase to get a price on a home we can purchase. Worksheet 11 really opened my eyes to how it all works. Method 1 uses the PITI ratio. In this method we found that I have a monthly of $3,880. Multiplying that number by .28 gave us the percentage of PITI. I used Zillow to find taxes and insurance payments. Using a 30-year loan at 4% interest the payment would be $47.74. The final number would be $135,106. Method 2 is very similar to method 1. Using all the same parameters but adding to my debt that will take more than 10 months to pay off which is about $300 a month. Using all the same parameters we came close with a very similar number of $$140,302. Method 3 is very simple. This method uses the 80% appraised rule. It takes the down payment that is required and multiplies times 4. By multiplying by 4 you get the 80% that you need to borrow. Oddly enough this method and method 1 got me the same result of $135,106.
These changes have no effect on my plan as I have planned for this. Like I said in the beginning I have been looking to purchase a house but just haven’t pulled through on it yet. The changes that this does make is the realization of what I need to do to get where I need to be. I can see what I can afford and budget the house that I want better knowing how the calculations work.
