CPPREP4122 - Manage tenant relationships (Release 1) Tenant Project #1 open living/dining area, a small outdoor space or courtyard, at least 1 bathroom with a second toilet, and a single lock-up garage with internal access. Air-conditioning and ceiling fans would be great too. Oh, and I need it to be modern and low maintenance. My budget is around $500 per week. Jane: Got it, Steve. That's quite a comprehensive list, but we'll do our best to find something that matches your needs. And you mentioned you need it to be within a 10-minute drive to Target where you work? Steve: Yes, that's correct. Jane: Perfect, I'll make a note of that. Now, let's review our available rental properties and see what matches your criteria. Jane pulls out a list of rental properties and goes over each one with Steve, highlighting the features of each property. Jane: Based on your requirements, I think this townhouse on Maple Street might be a good fit for you. It has everything you're looking for, and it's within your budget. It's available for rent starting next month. Would you be interested in inspecting it? Steve: Absolutely, that sounds promising. When can I inspect it? Jane: We have an Open for Inspection scheduled for Saturday at 10:00 am. Would that work for you? Steve: Yes, that works perfectly. Thank you, Jane. Jane: You're welcome, Steve. Before you go, do you have any other questions or concerns? Steve: Just a couple. Do I need to provide any supporting documentation, and how much money do I need to pay upfront? Jane: Yes, we'll need some basic documentation such as identification, proof of income, and references. As for the upfront costs, you'll typically need to pay a bond equivalent to four weeks' rent and two weeks' rent in advance. I'll provide you with a breakdown of the costs before the inspection. Steve: Great, thank you for clarifying that. Page | 6 of 9 © Real Estate Academy Australia Version 1.3 – April 2022 RTO 32426

I'll send you an email with all the details, including the property address and the documents we'll need from you. Steve: Thank you, Jane. I appreciate your help. Jane: You're welcome. Have a wonderful day, and I'll see you at the inspection on Saturday. Steve: You too, Jane. Goodbye. Jane: Goodbye, Steve. [The meeting concludes with Steve expressing gratitude for Jane's assistance, and Jane ensures that Steve feels confident about attending the property inspection on Saturday.] Role Play (Inform the Tenant) Role Play Script: Agent (You) and Prospective Tenant (Steve Miller) - Meeting [Jane, the property manager, is sitting in the meeting room waiting for Steve Miller, the prospective tenant, to arrive. Steve enters the room.] Jane: Good morning, Steve! I'm glad you could make it today. Please have a seat. Steve: Good morning, Jane. Thank you for having me. Jane: Of course, it's my pleasure. Let's get started, shall we? I have all the paperwork ready for you to review and sign. [Jane hands over the residential tenancy agreement and residential premises condition report to Steve.] Jane: First, let's go over the conditions of the tenancy agreement. This document outlines the terms and conditions of your lease agreement. It covers important aspects such as the payment of rent, bond lodgement legal requirements, and agency procedures. Steve: Okay, sounds good. How much rent do I have to pay, and do I need to pay a bond? Page | 7 of 9 © Real Estate Academy Australia Version 1.3 – April 2022 RTO 32426
CPPREP4122 - Manage tenant relationships (Release 1) Tenant Project #1 Jane: Your weekly rent for the property is $500. Regarding the bond, while it's true that it's not a legal requirement, it's a standard practice in most cases. The bond amount is equivalent to four weeks' rent, so in your case, it would be $2,000. This bond will be lodged with the relevant authority, and you'll receive a receipt as proof of lodgement. Steve: Got it. And when do I need to pay the bond? Jane: Ideally, we'd like to receive the bond payment before you move in. However, we can discuss a suitable arrangement if you need some flexibility with the timing. Steve: That sounds fair. Do I also need to complete the condition report? Jane: Yes, that's correct. The condition report is essential. It documents the current condition of the property and any existing damages or issues. You'll need to complete it within 7 days of moving in and return it to us. This report will serve as a reference point when you move out to assess any changes to the property's condition. Steve: Understood. And who do I contact if I have any problems with the property? Jane: You can contact our property management team, and we'll assist you with any issues or concerns you may have during your tenancy. We're here to ensure your stay is comfortable and hassle-free. Steve: Great, that's good to know. How often will you be coming to inspect the property, and do I need to be home during the inspections? Jane: We typically conduct routine inspections every 3-6 months to ensure the property is well-maintained. You'll receive advance notice before each inspection, and you're not required to be present during these inspections unless you prefer to be. Steve: Okay, that all makes sense. Thank you for explaining everything, Jane. Jane: You're welcome, Steve. Now, if everything looks good to you, we can proceed with signing the documents. [Steve reviews the documents and nods in agreement.] Steve: Yes, everything looks good to me. I'll sign them right away. [Steve signs the residential tenancy agreement and residential premises condition report, and Jane countersigns.] Page | 8 of 9 © Real Estate Academy Australia Version 1.3 – April 2022 RTO 32426
CPPREP4122 - Manage tenant relationships (Release 1) Tenant Project #1 Jane: Excellent. Here are the keys to the property. Jane: My pleasure, Steve. I hope you enjoy your new home. Have a great day! Steve: You too, Jane. Goodbye. Jane: Goodbye, Steve. [The meeting concludes with Steve expressing gratitude, and Jane ensures that he feels confident and informed about his tenancy agreement.] Page | 9 of 9 © Real Estate Academy Australia Version 1.3 – April 2022 RTO 32426
