The Design-Build is adopted when there is an opportunity to start the construction work before the final design of the project is ready and completed, which results in significant saving of time. This combines the two aspects of the conventional contract which involves formation of separate contracts with the designer for the project design, and contractor for the execution of work. Thus, a single source or sole source contract is developed which leads to a number of benefits. In case of any error or problem in the project, the owner discusses and works on the solution with a single source for the resolution and solution approval. The Design-Build Contract is suitable and preferred for fast track projects where there is an urgent need of completion and attainment of return on investments.
