Design Build : It is a type of contract in which the designing firm arranges contractor .It is divided into two types contractor based design and Architect based design.
General method of construction project involves appointment of contractor on one side and designer/Architect on the other side. The design build concept opens a single window for the client to handle project, to reduce risk of the project and overall cost.
The two main concerns that should be considered by the design-build market :
1.The main concern in the design build market process is the Architect's firm ability to establish an exact cost estimate consequently, the owner may not know the budget of his project until the bids are received. If the bids are higher than the budget, then sometimes costly redesign is required.
