Major Assignment:
Land Development Project
AND
Land Development Project Proposal
Instructor Jeff May
Land Development Project Proposal due on D2L November 2 by 10pm
Land Development Proposal due on D2L December 10 by 10pm
See the last page for a submission checklist!
The Project Proposal is worth 15% of your final grade
The Project is worth 35% of your final grade
Please see the Course Outline for the late policy (you can use the ‘five-day grace period’ for
both the proposal and the final project!)
NOTE: This file contains instructions for BOTH the Land Development Project
Proposal and the Land Development Project! It’s literally the same file for both, so
don’t get confused – just read it all!

Assignment Purpose
The purpose of this assignment is threefold:
1) To explore the major course theme of land development and redevelopment.
2) To display understanding of course ideas through their application.
3) To creatively explore course ideas and their application.
Land Development Project Description (
skip to page 10 below for the Proposal instructions!)
This assignment asks you to draw a redevelopment for an urban area and then explain your
redevelopment in writing. We have discussed many ideas for how a city can or should be developed
and we have also discussed some problems with the city. In this assignment you are asked to
illustrate your understanding of the course materials by redeveloping an urban area into something
you think would help a city be vibrant, strong, and ‘biophilic’ (promoting life and comfort and
happiness!). First, read all the criteria for the Land Development Project, then proceed to page 10 to
see how the Proposal fits into this project
. In particular, it is MUCH SHORTER than the final
Project!
Assignment Technical Details
Your submitted assignment will be composed of at least one map and a written portion. The written
portion must be between 1200 and 1500 words. If you write more than 1500 words, I will stop
reading and grade all that came before. Ensure you have room to include all the required sections
listed below. Please put a word count at the end of your paper. In-text citations count towards your
word limit but your works cited list does not. Please submit your assignment as a word file type to
ensure I can read and add comments in-text.
Research
There is no external research required for this assignment. This means you don’t need to do any new
or original reading! However, you are required to cite (refer to) at least three course readings
.
These can be either ‘required’ or ‘recommended’ course readings.
In addition to your three required course readings, you may want to use other sources you find
online. This is encouraged, but not required! You might consider using websites, blog posts, short
videos, newspaper articles, etc.
You are also encouraged to use images and data you find online (but again, these are not required!).

Scenarios
You are to choose ONE of the following TWO
scenarios and corresponding maps for your
Assignment (you can see the maps below on pages 7 and 8 but they are also available to download
on D2L).
Scenario Option 1: Suburb
Your task in the suburb option is to develop the parcel of land indicated by the red stars. A road runs
through it right now, but the rest is flat and empty land. You can leave the road or remove it.
Note the Legend and the scale. The black lines are roads and the thicker black lines are more major
streets. There is some water nearby and some forest, but the rest of the area is built up (except your
redevelopment area indicated by red stars). Because this is a suburb, it is primarily residential with
some commercial.
The surrounding neighbourhoods are middle-income and upper-middle-income suburbs. Occupation
of housing is about 60% ownership and 40% rental. Other than those facts, you should use your
imagination to determine what is in the built-up areas surrounding your target area
.
Scenario Option 2: Inner City
Your task in the inner city option is to develop the parcel of land indicated by the red star. A pond
exists in the corner of the parcel of land. Note the Legend and the scale. There are some parks nearby but the pond and small river that flows
out of the redevelopment area are the only water. This is an inner city area that is South of the
central business district. The black lines are roads. The thicker black lines are more major streets
with commercial and some industrial uses.
This is a mixed-income area of a large metropolis. Occupation of housing is about 50% ownership
and 50% rental. Housing is mixed, with some high-rise condos and apartment buildings and some
mid-rise apartment buildings and some single-detached homes and townhouses. You should use
your imagination to determine what the city looks like outside the mapped area (though note the
description above suggests the central business district is to the North).
Maps The maps are reproduced below on pages 7 and 8, but they are available in larger images where you
downloaded this assignment sheet.
After having chosen your scenario, download the relevant maps. NOTE: For your assignment you
should use the Zoomed In Map of your chosen Option
. Delete the stars, okay?
4
Submitted Assignment Content Details
Your goal is the development of the indicated parcel of land using course ideas. There are two tasks
here:
Task 1
: Either by hand or using some software, draw your full redevelopment on the Zoomed In Map.
Graphic design is not at all part of your evaluation! I just ask that you ensure it is neat enough that I
can understand it! I recommend using colour to indicate different uses and built form. Include a
legend to illustrate what you have built.
This is an area of great creativity in the assignment! You might consider building any of the built form
elements we have discussed in class and might even use some we haven’t discussed. Will you build
parks? High-rise apartment buildings? Mixed-income and mixed-use low-rise buildings? A strip mall?
A big-box commercial shopping area? It is up to you (but your plans must be based on course
ideas)!
You might also consider producing other images of your development (more maps at different
scales? Images of buildings you are erecting?).
Task 2:
In 1200-1500 words, complete tasks 2a and 2b.
2a)
(In about 300 words or less) Describe your redevelopment. This description should refer to your
map drawing and should serve as a complement to it so that I understand what you have built. You
should also provide context of any assumptions you have made. For instance, if you have assumed
that the surrounding area has certain built forms or amenities, you should tell me here.
2b)
(In about 1200 words or less) Explain how your redevelopment is built with the ideals and ideas
suggested in course materials. You should cite your used course materials here so I know what you
are referring to. Have you built according to some of the ideas we discussed in the first half of the
course? Have you built to address some of the problems with cities we discussed in the second half
of the course? Have you done both? You should explain your choices and design here.
Works Cited List and Citations
You must include a works cited list in APA format and you should include citations where necessary.
APA uses ‘author, date’ format (May, 2023).
The basics of what you need to do are simple! If you have read something written by Jeff May and
want to cite his ideas, just include this at the end of your sentence (May, 2023). If your source has a
specific page number and
you have quoted directly, ‘cite with the page number included’ (May, 2023,
p. 1).
For further explanation of APA format, see the link below:

Grading and Assessment Rubric
Article and Research Usage; Citations and Works Cited List
A good assignment will use at least the minimum number of sources while a great
assignment will use more than the minimum and will include sources very useful to
the assignment
. A great assignment will include extremely useful sources, while a
less successful assignment will include sources that are barely useful to the paper.
A good assignment will include some discussion of each of your sources. A great
assignment will clearly illustrate how the ideas in the articles help explain your
development.
Your works cited list should be in proper APA format and should include at least
three sources. Your in-text citations should be used correctly and in the correct
format.
/8
Drawn Map of Redevelopment
The drawn map will clearly illustrate the redevelopment. It will include a legend.
Note: There are no marks here for style! Just go for it and make it clear, okay?
/5
2a) Description of the Redevelopment
A good assignment will indicate what has been developed and where it is placed. A
great assignment will put the Redevelopment into context with the surrounding
area.
/4
2b) Explanation of the Redevelopment
A good assignment will explain how and why the redevelopment was conducted as
it was. A good assignment will suggest what ideas and urban ideals are employed
in the plan. A great assignment will clearly indicate how the ideas from the articles
are manifested in the redevelopment plan. A great assignment will be innovative
and will create and explain a development that would thrive in the real world.
A good assignment will have research that supports the proposed changes. A great
assignment will draw closely from the articles in the creation of the plan.

Land Development Project Proposal Instructions
The purpose of the Proposal version of the assignment is to get you to begin engaging with the Land Development Project. This should help you in two ways: First, this Proposal gets you to do work that you will eventually have to do anyway for the Project and second, it will allow me to give you a little bit of feedback to ensure you are on the right track.
This Land Development Project Proposal requires you to complete three tasks:
1. Read the entire instructions above!
2. (This will be submitted for this Proposal) Complete “Task 1” on page 4 of the Land Development Project instructions above. It requires you to create a map! As I suggest in the instructions above, don’t worry too much about your artistry! I just want you to get the map drawn somehow…
3. (This will be submitted for this Proposal) Complete “Task 2” on page 4 of the Land Development Project instructions, but write ONLY between 200-400 words
! You should include
some discussion of 2a and 2b. Here, you should include in-text citations as described on page 4 of the Major Assignment instructions, but you are not required to include the works cited list.
You will be graded according to the following Rubric and the expectations Rubric above on page
6.

Drawn Map of Redevelopment
The drawn map will clearly illustrate the redevelopment. It will include a legend.
Note: There are no marks here for style! Just go for it and make it clear, okay?

2a) Description of the Redevelopment
A good assignment will indicate what has been developed and where it is placed. A
great assignment will put the Redevelopment into context with the surrounding
area.
/4
2b) Explanation of the Redevelopment
Note: These are my expectations as written for the Land Development Project! My
expectations for the Proposal will be the same, but I understand your ideas will be
much less fully formed (so I have lower expectations, okay?).
