-What factors would impact whether or not you would be in favor of the proposal? There are many factors that would impact whether I would be in favor of the proposal. Firstly, the firm would have to do an assessment of the surrounding real estate market and decide what the supply and demand is of the area. If there seems to be a demand for similar properties, then it may be worth considering. The firm would also need to consider community and public opinion, especially because there is a concern that the overall density in the jurisdiction may increase due to the re-planning. Cost and risk of the replanning would also be another factor and the firm would need to calculate how profitable this project would be. It is important to understand the economic viability of the proposal and consider whether this development is financially sustainable and if it aligns with the firm’s investment goals. The firm should also consider any restrictions to the replanning, for example, the zoning regulations and how much that would impact their vision. Overall, there are many factors that would impact this decision but these are a few immediate questions that I would ask myself. -Are you more concerned with the re-planning as it relates to existing buildings or to-be- developed land? Personally, both aspects are important to consider. The existing buildings will have to deal with the immediate effects of the re-planning. So I would be concerned with what the re-planning would mean for changes in the property value and tenant preferences. When it comes to the undeveloped land, we can be concerned with how the proposal would affect the development potential and how it could impact future development plans and profits. Since the firms holds a variety of buildings and development parcels, it may be beneficial to consider both aspects.
