What are the typical goals of a construction project?
Some of the typical goals of a construction project are the completion of the project within the
specified or expected time frame, the completion of the project within the specified level of
quality, effective cost control, effective jobsite safety, and customer satisfaction.
2. In the traditional contract delivery system, what are the direct contract relationships
between the three principal parties?
The architect prepares the construction documents and the owner and contractor execute a
contract for the construction of the project. Only the Owner has a direct contract relationship
with the other two parties (Contractor/Arch.). Architect and Contractor have indirect contract
relationships.
3. What are the responsibilities of the owner, architect, and contractor under the
traditional delivery system?

The owner is the main person for the construction project and is the sole head for the
architect and the contractor. He is responsible for paying for the work to both the
architect and the contractor. He is the communication center for the architect and
contractor. He provides the location for the project. The owner provides the contractor
with documents which gives a clear picture of all that the project will involve.

The architect’s work is to know what the owner needs and provide the owner with the
design of the project and the construction documents. Quite often, the architect also
provides construction administration for the project and explanation of the contract
documents.

It is the duty of the contractor to provide the labor, material, equipment and skill to
complete the project given by the owner. It is the contractor’s responsibility to find out
the ways of finishing the work, including sequencing, labor plan, equipment usage, and
schedule. It is his duty to coordinate the work which includes hiring the subcontractors
and paying for all labor, material, and subcontracts.
4. What is the difference between an Agency CM and the CM-at-Risk?

Agent CM - Construction manager is the agent of the owner and manages both the
architect and the contractor, without design or construction responsibilities.

CM at Risk - The construction manager is involved in the conception and design of the
project. He provides the owner with the maximum price for the project considering the
project's initial scope.
5. Describe the responsibilities of a design-build firm.

The design-build firm exclusively does design-build work and provides internal control
over design and construction which results in excellent turn out for the owner.

The design-build firm contracts out both architectural and construction services.

The design-build firm is an undertaking of the contractor, with the contractor being the
contracting point with the owner and the designer being subcontracted to the contractor.

It is a mixture of the systems stated above; when an architectural engineering firm and a
contracting firm form a partnership for one precise project.
6. What type of delivery system is E-P-C?
The Engineering-Procurement-Construction (E-P-C) system is another type of delivery system
which is in fact a type of design-build. This system is for industrial plants, power plants,
refineries and other heavy construction facilities. Engineering for the facility, acquiring all
material and equipment, and construction of the facility, with its own services or those contracted
to other firms is provided by the E-P-C firm.
